Utilities (e.g. electricity, water, gas, internet, lawn care) are professionally coordinated and split evenly among tenants each month based on total household usage. Tenants do not need to set up accounts or manage multiple providers.

Common areas (kitchen, living room, shared spaces) are fully furnished. Some bedrooms are furnished and others are not. Details are listed on each individual room page.

We require a 3-month minimum lease to maintain stable households and reduce turnover.

All applicants complete an application and background screening process. We prioritize respectful, stable households and clear communication expectations.

The intro call is a short conversation to review availability, answer questions, and ensure the home is a good fit before scheduling a tour.

Yes. We offer virtual tours for applicants moving from out of state.

Move-in timelines depend on room availability. Each listing includes the earliest available date. After approval and lease signing, rooms can typically be reserved immediately. In some cases, we've accommodated next day move-ins.

Approved applicants sign a lease and submit the security deposit and first month’s rent to reserve the room.

We maintain respectful, working-adult households where tenants are courteous, clean shared spaces after use, and communicate directly if issues arise.
