How much does it cost to move into an apartment in Austin?
For an average Austin one-bedroom, expect to pay about $2,756 before you get the keys, or about $4,326 if you also need basic furniture. That’s the first month’s rent of about $1,427 (RentCafe’s average for larger complexes, September 2026), the first month of utilities and renters insurance, the application and admin fees, a security deposit, and a utility deposit.
The deposit is the biggest unknown. Texas doesn’t cap security deposits for private rentals, so complexes set their own. Some ask for a flat amount as low as about $150, and others ask for a full month’s rent.
What fees should I expect when renting in Austin?
Most Austin apartments charge some mix of these up front:
- Application fee: typically $20 to $100.
- Admin fee: often $50 to $200, and not refundable.
- Security deposit: anywhere from about $150 to a month’s rent, refunded at move-out minus any damage.
- Utility deposit: the City of Austin asks for $200 on a new account unless you qualify for a waiver.
- Renters insurance: usually required, about $19 a month on average in Texas.
Monthly building fees for things like trash, pest control, or water are common too. Ask for the full list before you apply, and put them in the “Parking, pet rent, other” box.
How much income do I need to rent in Austin?
Most landlords want your gross income to be at least 3 times the rent. For Austin’s average one-bedroom, that means about $51,372 a year before taxes. We use the same rule for our rooms, so a room at $700 a month needs about $25,200 a year.
The 3x rule decides whether you’re approved. A separate question is whether the rent is comfortable. HUD counts a household as cost-burdened when rent plus utilities takes more than 30% of income. Switch the calculator to “What can I afford?” to see both numbers for your income.
Are Austin move-in specials worth it?
Often, yes, but compare the real monthly cost rather than the advertised rent. Austin has had some of the most discounting in the country lately. In May 2026, RealPage found that about a third of Austin’s established apartment units were offering a discount.
Here’s how the math works. A $1,600 apartment with 8 weeks free on a 12-month lease averages about $1,354 a month in rent, less than a $1,427 apartment with no special. Specials often depend on your lease length and move-in date, so check the terms before you count on one, and remember that fees and utilities stay the same.
What does it cost to rent a room instead?
Much less up front. Rooms in our homes run $700 to $1,050 a month. At our typical rent of $850, moving in costs about $1,894: the first month, a utilities share, a $50 application fee, and a deposit equal to one month’s rent. Utilities are set up for you and split evenly, typically $100 to $150 a month per room, so there are no utility deposits. Common areas are already furnished, and some bedrooms are too.
