If you’re coming to Austin for a 13-week nursing contract or a project assignment, Furnished Finder is usually the first site someone tells you about. It’s based in Austin, and it has thousands of furnished monthly rentals here.

We run shared homes in Austin and Manor and get asked how a room compares with a Furnished Finder rental. We went through all of Furnished Finder’s Austin listings to see what they cost. Here’s how the site works, what you’ll pay, and when each option makes sense.

How does Furnished Finder work?

Furnished Finder works like a classifieds board for furnished rentals of 30 days or more. Landlords post their places, and you search, message them directly, and work out the lease and payment with the landlord.

It’s free for renters, with no booking or service fees. Landlords may charge a security deposit, pet deposit, or cleaning fee, and many ask for a Furnished Finder tenant screening, which costs $44.99 and is usually paid by the renter. Some landlords take rent through the site, where a card processing fee can apply.

How much does Furnished Finder cost in Austin?

Most Austin listings are whole furnished places, and they cost much more than a room. On 16 October 2026, Furnished Finder had 2,672 Austin listings: 2,310 whole places, 355 private rooms, and 7 hotels. Here’s what they cost:

All 2,672 Furnished Finder listings for Austin, 16 October 2026, counted by price. “Most fall between” is the middle half of listings. Some listings include utilities; check each one.

The cheapest whole place listed for just under $700 a month and the cheapest rooms for about $650, but only a handful were anywhere near those prices. At the top end, a few large houses listed for more than $10,000 a month.

Some listings bundle utilities and Wi-Fi into the rent and others don’t, so compare the full monthly cost, not just the rent.

Is Furnished Finder safe?

Furnished Finder is a well-known, legitimate site, but like any listing site, each place is posted by an individual landlord. Before you pay anything, know who you’re dealing with:

  1. Talk on the phone and ask real questions about the place and the lease.
  2. See it if you can, in person or on a video call.
  3. Check who owns it on the county appraisal district’s site.
  4. Pay as part of a real lease, not by wire or gift card to someone you’ve never spoken to.

How does Furnished Finder compare with renting a room?

Furnished Finder and a room in a shared home solve the same problem, a place to live for a few months, at very different prices. A furnished one-bedroom on Furnished Finder typically costs about twice as much as a room in one of our homes, even after you add our utilities share:

What a room with us gets you that a Furnished Finder rental usually doesn’t:

  • Furnished or unfurnished, your call. Some of our bedrooms come furnished and others don’t. Arriving with a suitcase? Pick a furnished room. Bringing your own bed, or staying a while? An unfurnished room costs a little less. Either way, the kitchen, living room, and dining room are furnished and ready.
  • A home you don’t have to leave. Furnished Finder is built around stays of a few months. With us, you can start with a short lease and stay on, and many residents do: the average stay is more than 13 months. Residents on leases of 6 months or more can also move to an open room in another one of our homes. Ask us how it works.
  • Screened housemates, not strangers. Every resident meets the same standard. After a 12-hour shift, you come home to people, not an empty apartment.
  • Owners you can reach. You deal with the two of us directly, in every home. In move-out feedback, 16 of 17 residents said they’d recommend us to friends. Read their reviews.
  • Nothing to set up. Utilities and internet are already running and split evenly, and shared spaces are professionally cleaned every month.

Furnished Finder is the better fit if you want a place to yourself, you’re bringing a partner or a pet, or your contract is shorter than 3 months.

A room with us is the better fit if you want to keep more of your housing stipend, like having people around, and your contract runs 3 months or longer, or you might stay on after it ends. Rooms in our homes currently run $700 to $1,050 a month. See open rooms.

Why isn’t Amsoo Properties on Furnished Finder?

Furnished Finder only lists fully furnished places, and we offer both furnished and unfurnished bedrooms, so many of our rooms wouldn’t fit there. Our minimum lease is also 3 months, while Furnished Finder is built around stays from 30 days.

If you’re a travel nurse, our travel nurse guide has drive times from our homes to Austin’s major hospitals. Contractors can see job-site drive times in our contractor housing guide.
