If you’ve been searching for a room in Austin, you’ve probably seen PadSplit. Its rooms show up all over the city, often at prices that look lower than anything else.

We run shared homes in Austin and Manor, so PadSplit is one of the options people compare us with. We went through every open PadSplit room in the Austin area to see what they really cost and what the houses are like. Here’s what we found, and when each option makes sense.

How does PadSplit work?

PadSplit is a platform, not a landlord. Individual property owners, called hosts, list rooms in their houses on PadSplit, and PadSplit handles the applications, payments, and rules for every home.

You apply once to become a PadSplit member. PadSplit checks your background and verifies your income, and once you’re approved, you can book any open room on the site. You pay one bill every week or two that covers your room, utilities, Wi-Fi, and laundry. PadSplit also includes credit reporting and telemedicine visits.

How much does PadSplit cost in Austin?

PadSplit prices rooms by the week. On 16 October 2026, all 51 open rooms in the Austin area looked like this:

PadSplit Austin prices, all 51 open rooms
ComparePer weekPer month (about)
Lowest$155$672
Middle$233$1,010
Most rooms$210 to $247$910 to $1,070
Highest (rooms with a private bathroom)$315$1,365

Every open PadSplit room in the Austin area, 16 October 2026. Monthly figures are weekly price × 52 ÷ 12. Utilities, Wi-Fi, and laundry are included. One downtown home listed two rooms at $525 and $945 a week, left out of the highest figure.

Only 7 of the 51 rooms had their own bathroom, and they cost the most: $263 to $315 a week, or about $1,140 to $1,365 a month. The rest share a bathroom with other members.

To move in, you also pay:

  • An application fee for the background check and income verification. It’s refunded if you aren’t approved.
  • A move-in fee for cleaning and preparing the room. In Austin it was usually about $100, and 16 of the 51 rooms waived it.
  • Up to 2 weeks of dues up front. If you’re between jobs, PadSplit asks for more.

There’s no large security deposit, which is one of PadSplit’s biggest draws.

What are PadSplit houses like?

Most Austin PadSplit homes are bigger and busier than a typical shared house. Across the 35 homes with open rooms:

  • The typical home had 7 bedrooms, and 22 of the 35 had 6 or more.
  • About 2 to 3 people share each bathroom in a typical home.
  • Room sizes aren’t listed. PadSplit labels rooms “cozy,” “standard,” or “large,” without square footage, and 40 of the 51 rooms were “standard.”
  • The 35 homes had 29 different hosts. PadSplit sets the platform rules, but each host runs their own house, so how clean, quiet, and well kept it is depends on who owns it.
  • Ratings range widely. Home ratings ran from 3.0 to 5.0, and 8 homes had no ratings yet.
  • Professional cleaning isn’t standard. Only 16 of the 35 homes listed a professional cleaning service. In the rest, members share the cleaning.

What are PadSplit’s rules?

A few of PadSplit’s rules work very differently from a normal rental:

  • 12-week minimum stay. Moving out sooner means an early move-out penalty. After 12 weeks, you go week to week, and so does everyone else in the house.
  • No tours before you move in. To protect members’ privacy, PadSplit doesn’t allow in-person tours. You get a 3D tour instead, and your first transfer to a different PadSplit home is free.
  • No minimum credit score. PadSplit may look at your credit, but it isn’t part of the decision. One eviction in the past 7 years is allowed.
  • Rates can go up. Hosts can raise your weekly rate with 30 days’ notice, by up to $100 at a time.
  • One car per member, and parking isn’t assigned.

Is PadSplit legit?

Yes. PadSplit is a real, established company that operates in cities across the country, and it rated 4.2 out of 5 on Trustpilot across 1,373 reviews in October 2026. Reviewers most often praise the locations and the support staff. Opinions on price are more mixed: some find it affordable, while others say the weekly cost adds up.

Because every house has a different host and a changing mix of members, your experience depends a lot on the specific home. Read the reviews on the listing you’re looking at, and use your free transfer if a home isn’t working out.

Where are PadSplit’s rooms in Austin?

PadSplit’s Austin-area rooms are spread across the metro. On 16 October 2026, 30 of the 51 open rooms were in Austin itself, from North Austin and the St. Johns and MLK areas to South Austin and Del Valle near the airport. The rest were in Round Rock, Cedar Park, Manor, Pflugerville, Kyle, and Cedar Creek.

How does PadSplit compare with renting from a small landlord?

PadSplit and a room in one of our homes look similar on paper: a private room in a shared house, with utilities handled for you. Once you add our utilities share, a room with us often costs about the same as a typical PadSplit room, or a little more. The differences are in who you live with and how the house is run:

Here’s what those differences mean day to day:

  • You know who you’re living with. Every one of our residents meets the same standard. Residents stay 13+ months on average, so the house doesn’t turn over every few weeks.
  • Smaller houses, more bathrooms. Our homes have 4 or 5 bedrooms and 3 to 4 bathrooms, and half of our rooms have a private bathroom. Every shared bathroom is shared by two rooms at most, and if the other room is empty, you get a private bathroom for the price of a shared one.
  • The same owners, every time. You deal with us directly, not a platform and a host. If something breaks, you text the people who own the house. In move-out feedback, 16 of 17 residents said they’d recommend us to friends. Read their reviews.
  • A clean house without a chore chart. Shared spaces in every home are professionally cleaned each month.
  • See it before you sign. Tours are often led by someone who already lives there, so you can ask what the house is really like.
  • Room to grow. Residents on leases of 6 months or more can move to an open room in another one of our homes if their current one stops fitting. Ask us how it works.

PadSplit is the better fit if your credit is below 650, you have a past eviction, you can’t put down a full deposit, or you need to pay week to week.

A room with us is the better fit if you qualify for a standard application and want screened housemates who stay, a smaller and cleaner house, and owners you can reach directly. Rooms in our homes currently run $700 to $1,050 a month. See open rooms.
