A private bathroom usually adds $50 to $300 a month compared with a shared-bath room in the same home. The bigger gaps are the largest room in each home, which also comes with a walk-in closet. Here’s how rent compares in each home, across all of its rooms:
| Home | Private bathroom | Shared bathroom |
|---|---|---|
| ArborsideNorth Austin | $950 to $1,050 | $775 to $850 |
| Caballo BlancoEast Austin | $900 to $1,000 | $800 to $850 |

| Mary LewisSouth Austin | $1,000 | $700 to $750 |
Monthly rent on a year-long lease, for every room in each home, open or leased.
For comparison, Austin’s average one-bedroom apartment rented for about $1,427 a month in September 2026, according to RentCafe, before utilities. Our guide to average rent in Austin breaks that down by size and neighborhood.
It can be, because in our homes a shared bathroom means sharing with one other person at most, never the whole house. If the other room is empty, the bathroom is yours alone for the shared-bath price. Some setups split the space well, too: at Chapala, each person in the shared bath has their own sink, with the toilet and shower in a separate room, and two rooms at Mary Lewis share a Jack-and-Jill bathroom that connects to each room.
Shared-bath rooms run $700 to $850 a month. If price matters more than privacy, see our rooms under $1,000 a month, which include some private-bath rooms too.
Every home has private-bath rooms, so start with where you’ll be working. Our employer guides list door-to-door drive times from each home:
In our homes, a room with a private bathroom usually rents for $50 to $300 more a month than a shared-bath room in the same house, depending on the home and the room. Private-bath rooms run $900 to $1,050 a month on a year-long lease.
Not always. Some are attached to the room, and a couple sit just outside the door, across the hall or next to the room, but no one else uses them. Each room’s page says which it is.
Two rooms at most. In our homes, a shared bathroom is never shared by more than one other person, and if the room you share with is empty, you have the bathroom to yourself for the shared-bath price.
The monthly professional cleaning, which is covered by your utilities share, does the common areas, including common-area bathrooms like a downstairs half bath. Bathrooms that belong to bedrooms, private or shared, are up to the residents who use them. If you’d like yours cleaned, the cleaner can do your room and bathroom for an additional charge.
