If you’re looking for a room in Austin, you’ll end up on Roomies sooner or later. It’s a national roommate site, and Austin has a steady stream of rooms on it.

We’re Ali and Muizz, and we run four shared homes in Austin and Manor. Roomies is one of the main places we find housemates, so we’ve seen it from the landlord’s side for years. Here’s how it works, what it costs, what to watch out for, and when another option makes more sense.

How does Roomies work?

Roomies works like a classifieds board just for rooms and roommates. People with a room to fill post a listing with the rent, photos, and details, and people looking for a room post a profile. You search, filter, and message each other through the site.

You need a verified phone number to use your account, and that check is free. Listings show whether the room is furnished, whether the bathroom is private or shared, and whether utilities are included. On Austin listings, an “inc.” next to the price means utilities are part of the rent.

Is Roomies free?

Yes. Roomies is free to list, search, and message, with no subscription. Everything you can pay for is optional and a one-time fee:

If you pay for one thing, we’d make it ID verification. It’s the one we’ve paid for ourselves. It’s cheap, it’s a one-time payment, and the badge tells people you’re a real person, which matters on a site where everyone is a stranger. (Roomies doesn’t pay us to say this.)

What are rooms on Roomies like in Austin?

On 12 October 2026, the first page of Austin results had 24 rooms from $620 to $1,128 a month, with a middle price of $850. Fifteen of the 24 included utilities in the rent, and most were private rooms in houses across the city, from Four Points in the northwest to Easton Park in the southeast.

Two things to know when you scroll:

  • The top results are often paid. Sixteen of those 24 rooms were marked “Promoted,” which means the poster paid to show up first. A promoted room isn’t worse, but it isn’t necessarily better either, so keep scrolling.
  • Old listings can linger. Some reviewers on Trustpilot mention messaging rooms that were already taken. If a listing hasn’t been updated in a while, expect fewer replies.

Is Roomies legit?

Yes. Roomies is a real, established site, and in our experience the people on it are real too. We message 1 to 4 new people on a typical weekday, and about 20 to 30 percent of them reply. That sounds low, but the people who do reply are serious, and we’ve rarely seen spam or fake replies.

Like any site where strangers meet, scams still happen. The goal is to know who you’re dealing with before any money changes hands:

  1. Talk to them. A phone call is the minimum. A real landlord or housemate will happily answer questions about the room, the house, and the lease.
  2. See the room if you can, in person or on a video call. If you can’t, because you’re moving from out of state or your schedule doesn’t allow it, lean harder on the other checks.
  3. Check that they can rent it. Look up the address on the county appraisal district’s site to see who owns it, and ask how they’re connected to the property.
  4. Pay through a traceable method tied to a real application and a written lease, not a Zelle or Cash App transfer to someone you’ve never spoken to.
  5. Be wary of rent far below market, especially from someone who says they’re “out of town” and will mail you the keys.

Two things that are normal, not red flags: a landlord asking for a photo of your ID as part of a real application and background check, and a landlord telling you other people are interested in the same room. Good rooms do get several applicants. What matters is that you can still ask questions and see the lease before you commit.

Our guide to finding a room in Austin has more on spotting scams, including how to look up who owns a property.

How do I get replies on Roomies?

On Roomies, landlords often reach out first. We usually message people whose profiles fit a room, rather than waiting for messages to come in. So a good profile does a lot of the work for you:

  • Fill out your profile with a real photo, your job or school, your budget, and your move-in date. Profiles with details get messages; empty ones get skipped.
  • Verify your ID so people can see you’re real.
  • When you message a room yourself, say exactly what you need: when you’d move in, how long you’d stay, where you work, and why the room fits. A one-line message with no details is easy to pass over.
  • Follow up. Don’t give up after one message. We follow up when we don’t hear back, and more people answer a follow-up than the first message.
  • Reply quickly when someone reaches out to you. Good rooms move fast.

How does Roomies compare with SpareRoom and Facebook groups?

Roomies, SpareRoom, and Facebook groups are where most Austin rooms are posted. We’ve used all three to find housemates, and here’s how they’ve compared for us:

Based on our own use as Austin landlords, plus SpareRoom’s Early Bird pricing as of October 2026.

In more than 6 months on SpareRoom, most people we contacted never replied, and we never got a single person on the phone. That doesn’t mean it can’t work for you, but we’d use it after Roomies, not instead of it. Facebook groups have far more rooms and people, but you’ll wade through spam comments and promotional posts to find them.

When is Roomies not the right fit?

Roomies is a good place to search, but every listing is a different person with different rules, a different lease, and a different idea of what “clean” means. If you want something more predictable, two other routes are worth a look:

  • A shared home run by a small landlord, like ours. You rent from the owners directly, every housemate goes through the same screening, utilities are already set up and split evenly, and shared spaces are cleaned monthly. Rooms in our homes currently run $700 to $1,050 a month. See open rooms.
  • Furnished Finder, if you’re a travel nurse or on a work contract and want a whole furnished place for a few months.

Frequently asked questions

Is Roomies free?

Yes. Roomies is free to list, search, and message, with no subscription. ID verification ($5), credit checks ($10), background checks ($15), and promoted listings are optional one-time purchases.

Is Roomies legit?

Yes. Roomies is an established roommate site, and in our experience as Austin landlords who use it, the people who reply are real and serious. Scams can happen on any site, so never send money before you’ve seen a room.

What does “inc.” mean on Roomies?

It means utilities are included in the listed rent. Ask what’s covered, since some posters include internet and others don’t.

Is Roomies better than SpareRoom in Austin?

In our experience, yes. Roomies has been far more active in Austin, while SpareRoom was the least active site we’ve used and reserves new ads for paid members for the first 7 days.

How do I avoid scams on Roomies?

Know who you’re dealing with before any money changes hands: talk on the phone, see the room in person or on video if you can, check who owns the property, and pay as part of a real application and written lease, not by Zelle or Cash App to someone you’ve never spoken to.
