Chapala — Unit C
Furnished private room with private bath
Available November 2026
Most of the rooms in our shared homes rent for under $1,000 a month, and every one of our four homes in Austin and Manor has some. Rent runs $700 to $950, and your share of utilities, internet, and monthly cleaning adds about $100 to $150, so most months land around $800 to $1,100 all in.
Each one is a private bedroom you rent directly from the owners, on a lease for your room only, in a home with a furnished kitchen and living room and 2 to 4 screened housemates.

More than you might expect at this price. Some of these rooms have a private bathroom or a furnished bedroom, so a lower rent doesn’t have to mean sharing everything. Every room comes with the same things:
Want a bathroom of your own? Some are under $1,000, and the rest are on our rooms with a private bathroom page.
It’s close to the middle of the market for a room. On 26 October 2026, the 364 Austin rooms listed on Roomies had a middle price of about $860, and most fell between $650 and $1,100. Co-living company PadSplit started at about $672 a month with utilities included. A one-bedroom apartment cost far more: about $1,427 a month on average in September 2026, according to RentCafe, before utilities.
You can find cheaper rooms, mostly on Craigslist and Facebook, but those listings vary a lot in what’s included and who you’d live with, and they draw more scams. Our guides go deeper:
Income of about 3 times the rent, a credit score above 650, no evictions, and a clean background check. One person per room, with no pets and no smoking. For these rooms, that means monthly income of about $2,100 to $2,850 before taxes. To see what rent fits your pay, try our Austin rent and move-in cost calculator.
In our experience, budget-minded applicants ask about two things most. The first is utilities: plan on about $100 to $150 a month per room on top of rent, and more in July and August, when the AC runs nonstop. The second is lease length: our listed rent is for a year-long lease, and if you’re planning to stay longer than a year, ask us about a lower rate.
Our lowest rent is $700 a month on a year-long lease. Your share of utilities, internet, and monthly cleaning of shared areas is typically $100 to $150 a month on top of rent, so budget for both.
No, but they’re set up for you and split evenly from the actual bills, typically $100 to $150 a month per room. That covers electricity, water, gas, trash, internet, pest control, lawn care, and monthly professional cleaning of shared areas. Summer months run higher because of air conditioning.
We look for income of about 3 times the rent. For a $700 room that’s about $2,100 a month before taxes, and for a $950 room about $2,850. You’ll also need a credit score above 650 and a clean background check.
A $50 application fee, a deposit equal to one month’s rent, and your first month’s rent. For our rooms under $1,000, that’s $1,450 to $1,950 up front. There’s no admin fee or utility deposit.
The rent we list is for a year-long lease. If you sign for longer than a year, we offer a further discount, and that’s where there’s room to negotiate. Shorter leases cost a little more.
